Perks of the Park
This report focuses on an alternative to traditional site-built homes that offers lower prices and more flexibility of location: manufactured mobile homes.
The median listing price for mobile homes in the United States is $141,450, down 5.7% year over year.
Mobile home prices soared during the post-pandemic buying frenzy, growing faster than the market as a whole. As the market has slowed, though, mobile home prices are falling faster.
Mobile homes themselves do not appreciate as quickly as single-family homes, but the land they sit on can be as valuable an investment as a site-built home.
Today’s housing market is primarily constrained by affordability. Homes are expensive and often hard to come by. Mortgage rates are much higher than they were during the post-pandemic buying frenzy, which drove up home prices to their current levels and severely limited the inventory of homes for sale. The costs of homeowners insurance, property taxes, and HOA dues continue to increase. On top of it all, builders have been slowing the pace of construction. For would-be homebuyers on a budget, it doesn’t seem like there is a wealth of good options.
